1. Preheat oven to 375F. Line a 12 cup muffin pan with paper liners or spray with cooking spray and set aside.
2. For muffins: In a large bowl, combine flour (1 ½ cups) , salt, baking powder, baking soda and pumpkin pie spice (1 ½ tsp) until well blended. In a separate, smaller bowl, whisk together pumpkin, both sugars (1/3 cup Brown Sugar & 1/3 cup of Cane Sugar), applesauce, egg and vanilla extract until smooth.
3. Pour wet ingredient mixture into dry ingredient mixture, stirring until just combined.
4. For the streusel: combine all ingredients and stir until crumbly. Ingredient include- 2/3 cup flour, chopped walnuts, 1/2 cup brown sugar, 1 1/2 tsp pumpkin pie spice, & unsalted melted butter.
5. Fill muffin cups ⅔ way full and sprinkle with streusel.
6. Bake at 375 for 15-20 minutes or until a toothpick inserted in the center of a muffin comes out clean.
7. Let muffins cool in pan for 5 minutes before gently removing to finish cooling on a wire rack.
